At Realista, our clients often ask us about the advantages of buying property in one area of the western Costa del Sol rather than in another. In this latest post, we list the pros of one of the most sought-after residential areas in Marbella. Read on to discover exactly why you should buy property in Nueva Andalucia.
Nueva Andalucia beats many other residential developments on the western Costa del Sol hands down when it comes to location. This area lies just to the west of Marbella and has the following advantages:
- Highway access including the toll motorway is on the doorstep – this brings you within easy reach of Malaga and Gibraltar Airports as well as Malaga city and Sotogrande.
- Puerto Banús is literally down the road – and when we say, ‘literally’, we mean just that. You can easily walk to Puerto Banús from the south side of Nueva Andalucia and it’s a quick drive from the rest.
- Marbella itself is also down the road – the resort’s centre is another quick drive.
And if you want the beach, just head south for the cool sands at Puerto Banús or west for the quieter coastline at Guadalmina and San Pedro. Nature lovers can enjoy excellent hiking in the foothills of Sierra Blanca or around the Lago de las Tortugas reservoir.
Like we said, location, location, location.

As one of Marbella’s most established residential areas, Nueva Andalucia provides a long list of amenities on site. You’ll find supermarkets, cafés and restaurants, banks and other services at the different commercial areas such as Centro Plaza and La Campana. A regular market, renowned as one of the best on the Costa del Sol, selling arts and crafts and antiques takes place on Saturdays. And there’s even a casino.
Like we said, facilities are second to none.
Sporting enthusiasts should definitely buy property in Nueva Andalucia where they can enjoy some of the best installations on the Costa del Sol. The area known as Golf Valley in the north is home to no less than five premium golf courses. They include La Quinta, ranked as one of the best in southern Spain – some properties in Nueva Academy have frontline golf positions.
For fans of racquet sports, the Manolo Santana Tennis Academy provides world-class facilities and tuition.
Like we said, sporting amenities are at the top of their game.
We think Nueva Andalucia offers one of the best places to settle as a family on the Costa del Sol. It has a range of schools (state and private) catering for all ages. For post-school students, Marbella University and Les Roches Marbella are good options for further education.
Like we said, family-friendly lifestyle.
Our list of reasons wouldn’t be complete without mentioning the real estate in this part of Marbella. Nueva Andalucia provides one of the best choices of property from traditional Andalusian to contemporary modern with almost anything in between.
Apartment complexes are dotted around Nueva Andalucia, particularly on the south side. Elsewhere, however, it’s villas that predominate and they range from small, detached homes to multi-bedroom mansions.
Price tags at the top end rival those in La Zagaleta and Sierra Blanca, but you’ll also find apartments from €400,000.
Like we said, prime real estate.
Peace and quiet
The glitz and glamour of Puerto Banús might be on your doorstep, but when you buy property in Nueva Andalucia you’ll find an oasis of peace and quiet. Stroll along any of the wide boulevards and it’s birds you’ll hear, not nightclubs or traffic. So, it’s no surprise to discover that many residents have chosen Nueva Andalucia for its tranquillity yet easy access to the bright lights and attractions of the Costa del Sol.
Like we said, a haven of tranquillity.
