But prime homes tend to concentrate in some areas and one of them is the Costa del Sol, currently home to over 23% of the total. And the enclave with the highest numbers of luxury properties in Spain.
Costa del Sol has the highest concentration
A recent survey by the online property portal Idealista looked at prime residential real estate in Spain. Specifically, homes with an asking price of at least €1 million. In total, they numbered 36,368.
The vast majority of properties are located in just four parts of the country: the Costa del Sol, the Balearic Islands, Madrid and Barcelona. Between them, the quartet accounts for 73% of the luxury market.
However, the Costa del Sol and the Balearic Islands take the lion’s share within the four. Malaga province accounts for 23.1% of the total with the Balearics a very close second with 22.9%. Both Madrid and Barcelona lie considerably further behind with 15.1% and 12% respectively.

Most ultra-high-end properties are on the Costa del Sol
In some parts of the Costa del Sol, high-end real estate is the norm. This is the case in the so-called Golden Triangle, made up of Benahavís, Estepona and Marbella. It’s, therefore, no surprise to discover that when it comes to ultra-luxury properties in Spain, the Costa del Sol also takes centre stage.
In total, there were 2,216 Costa del Sol properties on the market with a price tag in excess of €3 million. This is the highest number in Spain and well ahead of the nearest competitor.
The number of ultra-luxury homes in Malaga province made up over a third (36.8%) of those in Spain. The 1,937 prime residential properties in the Balearic Islands accounted for 32.2% of the total.
