Finding the Right Property for our clients involves a combination of many factors and the pooling of various resources. In limiting the number of clients on our books at any one time we are able to assure a high level of personal attention to each Search.

Briefing

Before we commence the Search we will meet with you at any convenient location, where we will discuss what you are looking to achieve and take a comprehensive Search Brief on your ideal property and location. If you would like to send us a brief description of what you are looking for, complete our Search Form. Once we receive your requirements we will contact you to discuss how we can be of help.

Area Familiarisation Tour

If you are unfamiliar with the area, we will be most happy to show you around. This will provide a feel for amenities, property costs, styles and the pros and cons of each area. Of course, we offer this service without any commitment whatsoever.

Viewing

As part of our preparation we thoroughly research the market. We often pre-view potential properties being openly or quietly marketed and then assemble a short list to discuss with you. Viewings are arranged at your convenience and we accompany you at all times to point out the pros & cons of each property and learn from your feedback.

Reporting

The search continues until we find the right combination of location, property and price. This may take a week, a month or much longer, but during this time you can rest assured that there is someone on your side driving the search forward. We update you regularly on progress and check that the brief has not changed and that we are on track. For investment purchases proposals can be accompanied by cash flow projections detailing cost and income expectations.

Realista’s network of contacts means we often gain prior-market information. A key part of our job is to know the reputable and trustworthy agents, who are aware that, at any one time, we act for a number of highly committed purchasers.

We utilise an extensive network of Real Estate Agents who we can call on and who contact us, ensuring a constant flow of property information which in turn keeps our clients one step ahead of other buyers. Contacting the ever increasing number of agents, let alone monitoring the new properties coming onto their books can be very time consuming. We save clients vast amounts of time.

We also utilise the following resources: – Search the internet and press for both private and agent advertisements, target specific areas with ‘mail drops’, proactively research new schemes and refurbishment’s, network with developers and private owners who contact us looking for buyers.

Decisions

While you make decisions we will be on hand to give professional, independent and unemotional advice on the pros and cons of all elements i.e. location, resale, structure etc. As we will be the selling agent’s key contact you will never be subjected to any pressure to buy. If you need time to make a decision, we help to keep the agents and their vendors on side in an effort to not lose out to other potential buyers.

Investment

The ideal residential property investment is a combination of yield, rentability, quality of tenant, saleability and capital gain; it is our job to deliver them all so as to provide you with the highest return on equity combined with the least risk. Furthermore, we will be on hand to advise on and liaise with a suitable management company for your new property. Securing a high quality tenant for your new investment will be significant in maximising the occupancy rate and reducing potential maintenance costs.
